Here’s the worst-kept secret in real estate: Most of what your Colorado listing agent brags about doesn’t actually sell your house. It sells your agent.

 

The truth is that there are only three tactics that truly help sell your home. And it can be done for a lot less than what a typical listing agent charges.

Many listing agents ask for large commissions based on tactics that don't actually work.

  • Fancy mailings to neighbors? Helps raise awareness for your agent.

  • Instagram reels and open houses? Great for the agent’s brand, not for your bottom line.

  • Custom websites? Just a prettier version of your MLS listing.

So what does work? Here are the three biggest tactics that actually sell your home.

MLS EXPOSURE

 

If your home isn’t listed on the MLS, it’s invisible.

 

According to the National Association of Realtors, 88% of buyers are using agents or sites that pull directly from the MLS or multi-listing service. Get on the MLS, get the most exposure to serious buyers.

 

And unfortunately, real estate agents have exclusive ability to list properties on the MLS. So if you want to get your home in front of the most Colorado buyers, you need it on the MLS. And that requires a Realtor.

Killer photography

Bad photos kill your traffic before it even begins.

Buyers spend less than 20 seconds looking at photos before making a decision to stay or move on. And more than two-thirds of their time in a listing is looking at photos, way more than they do reading your flowery language.

 

So if you're trying to sell a $500,000 home, spend a few hundred dollars to hire a professional photographer.

pricing & negotiation

 

Nailing the right price can mean the difference between your home selling in two weeks or sitting for six months.

 

I believe in pricing the home at ... the price the market dictates. There is often a range, but it's usually a small range, and it's wrong to think you should price it too high with the belief that a slightly lower offer will still net you more. What will happen is you won't get anyone looking at it at all.

Price it right and be ready to negotiate.
